• I spend a lot of time on the phone and through email explaining how this lease/purchase plan works, so I decided to put most of the details right here so you can determine if this would be a good plan for you. • This plan is for a buyer who is serious about purchasing this home. It is not a “rent and think about it” plan.

Lease/Purchase Monthly Payment & Credit:
• I want to keep the monthly lease payment close to the amount you will ultimately be paying for mortgage principal, interest, taxes, insurance and HOA dues after purchasing the property. Monthly PITI & HOA dues with a 95% loan at 6.5% interest would be approximately $1,580 per month, but with a monthly lease payment of $1,550 I can credit $400 toward the purchase each month- $4,800 over 12 months.

Lease/Purchase Down Payment Deposit Requirements:
• An initial move-in down payment deposit toward the purchase is required and is based on an estimate of the total down payment and closing costs you will likely need to purchase the property. The primary purpose of the initial down payment is to demonstrate that:

1. You have a reasonable “running start” toward the total estimated down payment and closing costs you will need to purchase.

2. You are making a serious commitment to follow through and purchase the property.

• $10,000 would be a good minimum initial down payment for a buyer who can reasonably expect to get a 95% loan within 12 months. Add in $4,800 from the monthly credit and you’ve got $14,800 toward your total down payment and closing costs of approximately $16,750.
